How Magnolia's Inspection Process Works
Every Magnolia Property Management inspection follows a standardized protocol designed to create legally defensible documentation while remaining respectful of tenant privacy and California's notice requirements. For move-in inspections, we complete the walkthrough before keys are transferred, photograph every room and all major systems — HVAC, plumbing fixtures, appliances, doors, windows — and provide the tenant with a written copy of the inspection report. The tenant signs acknowledgment that they have received and had the opportunity to review the report.
For periodic inspections, California law requires at least 24 hours advance written notice before entry. Magnolia PM provides notice in writing through our tenant communication system, schedules the inspection at a reasonable time, and completes the walkthrough efficiently. If we identify maintenance issues the tenant hasn't reported, we create work orders immediately. If we observe lease violations — unauthorized occupants, undisclosed pets, property damage — we document them and initiate the appropriate lease enforcement process.
